Than replacing
Refinishing typically costs well under a new hardwood floor — and keeps old-growth wood no new floor can match. We quote both so you can compare.
Licensed, insured hardwood refinishing contractors bringing original floors back — dustless sanding, custom stain, water- or oil-based finish, board repair — plus new oak treads, risers, nosing and carpet-to-hardwood stair conversions in Boston, Dorchester, Newton, Brookline and Greater Boston.

01 — What you get
Most Boston homes still have the original oak or heart pine under the wear. Refinishing sands off decades of scratches and old finish, repairs damaged boards, then stains and seals the wood in the look you want — for a fraction of a new floor. Stairs get the same treatment, or new solid oak treads and risers when the old ones are worn through.
02 — Why stairs & refinishing
Why refinishing beats replacing for most original Boston hardwood.
Refinishing typically costs well under a new hardwood floor — and keeps old-growth wood no new floor can match. We quote both so you can compare.
A 3/4" solid floor can be sanded many times. Most original Boston floors have plenty of life left.
From natural matte to dark espresso — a new stain changes the whole house without touching a wall.
Refinished original hardwood is what many Boston buyers hope to find, and it photographs beautifully for a listing.
03 — Options
We bring samples to the estimate so you see them in your light.
Full sanding to bare wood, custom stain, 3 coats of water- or oil-based polyurethane.
For floors that are dull but not damaged — a light abrasion and new topcoat in a day.
Weave in matching boards, fill gaps, fix squeaks, then blend the finish.
Solid oak treads, painted or stained risers, nosing and landings — or convert carpeted stairs to hardwood.

05 — Questions
Most refinishing jobs in Greater Boston run $4–$8 per square foot depending on stain, finish and repairs — usually well under the cost of new hardwood. Stairs are quoted per tread. Estimates are free and itemized.
Plan on 3–5 days for a typical floor: sanding, staining and three finish coats with cure time between. You can walk on it in 24 hours and move furniture back in 3–4 days.
Our sanders connect to vacuum containment that captures the vast majority of dust. Some fine dust is normal; we seal doorways and clean up completely.
Most original Boston oak and heart pine has plenty of thickness left. We check at the estimate — if it is too thin for a full sand, a screen-and-recoat may be the answer.
Water-based dries faster, stays clear and has low odor — the usual choice in occupied homes. Oil-based ambers with age and is very durable. We will show you both.
Yes. We remove the carpet, install solid oak treads and new risers, and finish them to match your floor.
Refinished original hardwood is one of the highest-return updates in a Boston listing — buyers expect wood, and a fresh finish photographs like a new floor at a fraction of the cost.
